Methodology

How crowdlending works, step by step

A transparent participatory financing model focused on established developers in the real estate sector and applied technology.

    Origination and analysis

    We receive applications from developers with a track record. Our risk team assesses mortgage collateral, financial viability, municipal permits and local market absorption.

  2. 02

    Legal structuring

    Each project is structured through a loan agreement secured by a mortgage, an administrative trust or assignment of collection rights formalised before a Mexican notary public.

  3. 03

    Participatory subscription

    Subscribed investors contribute tickets from MXN 5,000 until the funding goal is reached. Capital is released to the developer against verifiable milestones.

  4. 04

    Monitoring and reporting

    You receive monthly construction progress reports, financial statements and sales updates. Interest payments follow the contractual schedule.

  5. 05

    Capital and interest repayment

    At maturity, the developer returns the borrowed principal plus the agreed interest, according to the sales flow and the liquidation of the trust.
